Mortgage Telemarketing Leads: Separate Enquiries from Assumptions

A mortgage enquiry, a property record and information connected to credit prescreening are different sources. Keep those origins distinct before considering a phone campaign. Owning a home does not establish a refinancing request, a need for credit or permission to discuss a loan with a particular seller.

Retain the original enquiry context

Where a person submitted a request, preserve its wording, date, recipient and contact preference. Do not broaden a request for one service into an unrestricted mortgage-marketing permission. A source category should describe evidence rather than imply a completed application.

Review the source and communication rules

Have the responsible licensed and compliance team review the proposed use, jurisdiction and call method. Credit-report and prescreening information have their own requirements and should not be treated as ordinary property data. A data purchase does not create a permitted credit-data use.

Avoid lending promises in the pitch

Do not label a record approved, guaranteed or eligible without the responsible lender’s actual process. Keep financial documents in authorised channels and apply suppression before further contact. Latest Mailing Database does not make mortgage decisions, quote rates or determine a borrower’s suitability.
